The development will provide modern employment space, designed to attract new businesses to the area and provide an opportunity for local businesses to expand without the need to move elsewhere.
Over the estimated three-year build period, we expect approximately 320 construction jobs per year to be supported. Once fully operational, the site has the potential to create up to 1,525 new local employment opportunities, with a further 305 jobs supported off-site.
Overall it has been calculated that the proposals will benefit the local economy by around £70 million per year once fully operational (Gross Value Added), in addition to providing around £3.2 million per annum in Business Rates to Broxtowe Borough Council.
The development is aimed at attracting high-quality logistics operators. The development also includes smaller units for local businesses. Therefore, we expect that a wide range of jobs will be created, including entry-level, managerial, skilled, technical, manufacturing, engineering and administrative roles.
We will work with Broxtowe Borough Council and other key stakeholders to ensure that as many local people as possible benefit from the jobs, training and apprenticeship opportunities that will be created. We will also aim to benefit the local supply chain by promoting opportunities for local contractors and suppliers to provide their goods and services through ‘Meet the Buyer’ events and other initiatives.
This high-quality development will be aimed at attracting new premium businesses to locate in the area. The buildings will be constructed using high-quality modern materials. Detailed building designs will be available at the reserved matters stage at a later date, but the larger buildings will be modern logistics facilities suitable for occupiers’ requirements. The smaller units will meet the needs of local commercial, manufacturing and logistics businesses.
The site layout has been carefully designed and significant new landscaping buffers and tree planting are proposed around the site in order to minimise visual impacts on any nearby properties.
If planning is approved, a Construction Management Plan will be agreed with Broxtowe Borough Council at a later stage. This will consider various aspects of construction works, including deliveries, contractor parking and construction traffic.
All construction traffic will use the main access from the A6002 Low Wood Road.
We don’t yet know this level of detail, but it is likely that construction work will be done between 8am and 6pm Monday to Friday and 8am to 1pm on Saturday with no working on Sundays or Bank Holidays.
Yes. A network of public rights of way (PROW) adjoin and cross the site. The PROWs across the site will be re-routed where required and upgraded as part of the proposed development. A Footpath Strategy will be submitted as part of the application that deals with enhancements proposed to existing footpaths.
The outline part of the planning application will establish the principles of the development, such as identifying the locations of development platforms, the maximum building size, landscaping, ecology and drainage. The outline planning application will also consider a range of issues, including lighting, noise and visual impacts and set out how these will be mitigated.
The detailed part of the planning application will seek approval for the new site access road and associated highways works.
Where we are seeking outline planning approval, further ‘Reserved Matters’ planning applications will come forward in the future, to determine the precise details of the development, such as building design, layout and size.
The site is relatively flat and so we will re-use as much earth on the site as we can to create embankments and landscaping buffers on the site boundaries.
