Our proposals

The proposals include:

icon employment

Around 106,000 sqm of new employment floorspace (primarily warehousing and logistics facilities with ancillary offices and some smaller local employment units).

A high-quality development, built to the latest environmental specifications and aimed at modern business requirements.

icon landscape

A diverted watercourse and Sustainable Urban Drainage (SuDS) will improve existing drainage, manage surface water and provide biodiversity and new habitat creation, as well as visual amenity benefits.

Carefully considered site landscaping to create a network of green corridors which will encourage wildlife and provide enjoyable recreation routes accessible to the public. Species-rich grassland will create habitats for nesting and foraging, alongside new wildflower meadows. A range of measures will be delivered across the site to help to deliver a 10% Biodiversity Net Gain. Bat and Bird boxes will be some of the measures introduced.

Around 16 hectares of landscaped areas with significant tree and shrub planted green buffers along parts of the northern and southern development boundaries, which will soften views into the site and provide natural separation to neighbouring residents and a sympathetic boundary with the cemetery.

A new junction with the A6002 Low Wood Road, will link to a new access road to service the proposed development plots.

Taking advantage of its location close to the motorway, the site has space for a possible NET tram line extension through the site towards Kimberley.

Outline planning application

As an ‘outline’ planning application there will be both ‘outline’ and ‘detailed’ elements. The outline part of the planning application will set the parameters of the development, including floorspace, servicing and infrastructure, landscaping and ecology, drainage and associated infrastructure. The detailed element of the planning application will seek approval for the site access and highways works.
